At Reliable we perform complete inspections of new construction homes as part of our portfolio of work. We find issues in most new homes, and sometimes these issues found really stand out. Recently, the team at Reliable Home Inspection Service found serious defects in newly construected neighborhoods across Delaware.
Alarmingly, poor installation techniques and the use of standard roofing nails on metal roofs have caused irreparable damage to the roofing materials. Certain types of metal roofing cannot be penetrated as part of their installation. Along with this
improper installation we have found other major roofing defects such as missing shingles and two large holes drilled into the roof along with missing exhaust vents and covers not being installed which has allowed water and snow to enter a
brand new home a week from settlement.
These defects can drastically shorten a roofs lifespan resulting in leaks, mold growth and damage to the interior of the home. Recognizing these issues is essential for every homeowner who is looking to avoid costly repairs in the future.
Other notable major roof defects identified by our inspectors include:
Bent drip edge – This essential part of your roofing system helps to direct water away. A bent drip edge can lead to water damage.
• Raised nails on metal roof – Once a metal roof is penetrated the repair is serious and the manufacturer of the product should be consulted as a standing seam roof should never have standard roofing nails driven into its surface.
• Scratches on the metal roof – Scratches indicate poorly handled materials; roof coatings damaged should be repaired to meet manufacturer’s recommendations.
• Improperly installed metal roof – Errors in installation can lead to significant future problems. Nearly 30% of new roofs are reported to have installation flaws, emphasizing the importance of thorough inspections.
• Exposed nail heads – These should be sealed to prevent water entry. If nails heads are left unsealed they can lead to leaks.
• Scuffing and aggregate loss – While some wear is normal, noticeable aggregate loss can require replacement of aggregate or shingle.
• Nail holes at roof edges – Timely repairs of these holes are crucial in preventing leaks and rotting of sheathing materials that support the roof.
• Missing shingles – Missing shingles can compromise your roofs ability to withstand harsh weather, replacing them immediately can prevent serious damage.
• Holes in the roof – Holes can allow moisture and vermin to enter, causing damage to the interior of the home.
• Missing vent cover- Ventilation is critical in keeping water out. Missing covers allow moisture to enter the roof and the ceiling system.
