What is a Home Maintenance Inspection?

A maintenance inspection will help to prioritize a home improvement list, find out about small problems before they turn into big ones, and decide how to best spend your home maintenance dollars.

A maintenance home inspection gives you a chance to have a professional home inspector answer questions with a completely unbiased viewpoint. The home inspector isn’t there to sell anything. We’re here to give you unbiased, accurate information. Home maintenance can help you to spend less on repairs and keep your house in safe operating condition. What's Covered and Inspected During a Home Maintenance Inspection?

Our inspection report covers all the major systems and structural elements of the house. This includes the condition of the home’s heat and air conditioning systems, plumbing and electrical systems, roof, foundation, attic and visible insulation, walls, doors, windows, and all visible structures. For example, does the house have a solid foundation? Do all the light switches work? Are there soft spots on the roof indicating water damage? Do any of the windows or doors have wood rot? Are the structure and framing solid, or are some areas ‘improvised’ with unstable supports?

  • Attached structures (decks, etc.)

  • All mechanical systems

  • Crawlspace: The inspector will go INTO the crawlspace

  • Grounds, Drainage & Grading

  • Inspect and report the quality & life expectancy of all major systems

  • General Interior of the home

  • For mobile homes and trailers, inspections will go UNDER the home
