There are no federal laws governing home inspectors. We are regulated only by the individual states. Since the laws vary from state to state – and some states don’t have home inspection regulations – how can you be sure that your inspector is qualified, experienced, and trustworthy? Francis Glynn
"I enjoy meeting people and inspecting homes and helping people understand the different components of the house."
Francis is an ASHI Certified (ACI) Inspector for Reliable Home Inspection Service. Francis brings 15 years of experience in the field of fire restoration and residential and commercial property maintenance.
He graduated from Saint Marks High School and then received his Bachelor's Degree from Wesley College in Physical Education.
Tim Mogelesky
"I love being a generalist and having knowledge in many areas where I can help educate our clients on things about their house they typically don't see or think about."
Tim is an ASHI Certified Inspector, an FAA certified drone pilot, and an NRPP certified radon measurement field technician.
Tim grew up in New Jersey before moving to Wilmington, DE. He graduated from The Richard Stockton College of New Jersey with a bachelor's degree in hospitality and tourism business management.
John Kerrigan

John is an ASHI Certified Inspector (ACI), President of Reliable Home Inspection Service, Inc, and the Vice Chair of the Delaware Board of Home Inspectors.
John has performed over 20,000 residential, multi-unit, and commercial inspections. These inspections represent habitable disputes, conservancy, problem diagnosis, and maintenance. I have inspected a wide scope of price ranges, from $45,000 homes to well over $1,000,000 homes... homes from the inner city to the suburbs... homes from the beach, to the bay... and homes as old as 1699 to homes that are brand new!

Tammy Kerrigan
Tammy Kerrigan, co-owner of Reliable Home Inspection Service and Affordable Pest Control Service, grew up in Chester County and graduated from Kennett High School. She is a Certified Lead Assessor, Radon Control Technician and a member of the National Radon Proficiency Program (NRPP).
Steve Kremer
Steve Kremer, raised in Elkton, Maryland, graduated from Waynesburg University with a degree in Political Science. He is a DEP and NEHA Certified Radon Control Technician and a member of the National Radon Proficiency Program (NRPP).
Lindsey Root
Lindsey was born in Philly but spent a lot of her childhood exploring her grandparents' much-renovated home in Oxford. At her grandparents' she found mysterious doors and a lifelong love of old houses.
Later, Lindsey graduated from the University of Delaware with a bachelor's of science in Behavioral Health Science.
Jeff the Kitty
Jeff has been with Reliable for over five years now. She joined the team for her love of thorough home inspection reports. and unattended lunches.
