So you have taken that big step to buy your first house and you ask yourself if it is really necessary to have a home inspection. The answer is absolutely,  positively YES.  

A quality home inspection can reveal critical information about the condition of a home and its systems. This makes you aware of what costs, repairs and maintenance the home may require immediately, and over time. If you are not comfortable with the findings of the home inspection, it gives you the opportunity to negotiate the repairs with the seller.  This step is important when purchasing a property because it may save you thousands. 

Before touring homes, print this checklist to help you remember specific items that you want to discuss with your inspector during the home inspection.

Ask questions and compare

  • We carry many ladders, not just one or none.  If we can safely evaluate your roof by walking it, we walk the roof. 

  • We don’t just open the hatch or door and shine a flashlight in, if we can get into those tight places, such as the attic, and crawlspace, we go in.

  • We work for you. We provide you with a thorough, unbiased opinion of the home’s condition.

  • We provide you with an easy to understand report with color photos and clear explanations.  There is no need to read through text to figure out what the issues are.

  • All our inspectors are licensed, trained, ASHI certified and background checked.

  • We inspect the framing, roof and attic, foundation, walls, electrical system, plumbing system, heating and air conditioning systems, kitchen, bathrooms.  We can also inspect additional items and systems unique to your home.

  • We don’t offer home warranties.  Some inspection companies pay a 3rd party so they can say that they provide you with a 60 or 90-day warranty that starts the day of the inspection.  We have been approached to buy this product to pass along to our customers, but do not see the value.  By the time you get through the fine print and the various deductibles, which some of that gets kicked back to the warranty provider, you are left frustrated.  Talk to you agent about a real home warranty.  Home inspection companies should be just that, home inspection companies, not warranty companies or subscriptions.

  • We want you around during the entire inspection.  Your inspector will explain the issues and give you tips on maintenance items on your new home.
